Community solar farms typically span 5 to 10 acres. In contrast, utility-scale solar developers seek properties of 30 acres or more. On average, every 2 acres of a solar farm can produce 1 MW of capacity. 


Not all land can be used for installing solar panels. Some communities mandate buffer zones, and areas may need to be reserved for operations. Additionally, various exclusions affect the "buildable acreage," including topography, waterways, and wetlands. The cost of clearing land of trees and other obstacles is also a factor when valuing a parcel.


Ideally, the land should be within 1,000 feet of three-phase power and have easy road access. Utility interconnect fees increase the farther your land is from the electrical grid. It is also preferable to have a substation within 3 miles of the land.
